Sometimes you'll see mortgage companies or loan officers advertise the fact that they'll do your refinance for free if you do your purchase loan with them.

In reality, they hide the costs of the refinance by giving you a higher interest rate and covering the cost of the refinance on the back in. They're still making money and it's not actually free.
