Here are 16 creative financing ways I have literally used to buy real estate.

1. All cash. It doesn’t have to be your cash and you should be using OPM.

2. Private money. Let everyone you know that you are a real estate investor. As you share this you will notice some people are interested in what you are doing.

3. Seller financing. As you were putting an offers on deals, you will find sellers have plenty of equity and would like to become the bank.

4. Hard money. Easier to get Short term loan, usually 12 months or less to get you into the property. Then you do a cash out refinance into a long term conventional loan to pay off the hard money.

5. Portfolio loans. When a bank lends its own money and then holds the loan as their own portfolio loan. Local and regional banks are best for this.

6. Bundle loans. Bundle many properties together in one commercial loan. Tap into the equity to buy more properties.

7. Commercial loans. Because we hold properties in an LLC we can get commercial loans that do not affect our credit.

8. Home equity line of credit. Use your home equity to buy a property then refinance the property into a conventional loan and pay off the HELOC.

9. Home equity refinance. Pull the equity out of your home as a tax free loan.

10. Subject to existing mortgage. Take over payments from the seller and keep their interest rates.

11. BRRRR. Buy with cash, rehab the property, rent it out, refinance, then repeat. Remember you doing need to use your own cash.

12. Delayed financing. Fast BRRRR and usually takes 1 to 2 months to get your money back instead of 6 or more.

13. FHA loan. 3.5% down loan.

14. Signature loan. Get the bank to give you an unsecured line of credit.

15. Partnership loans. Find partners to loan you money and be a part of the deal.
